Same bedrooms, same bathrooms, same garage, same single storey as the Carson — 49 square feet smaller and $15,000 more, and Lennar’s published specification does not explain why.

The Bartik is 1,884 square feet, four bedrooms, three full bathrooms and a two-car garage on one floor, displayed by Lennar from $335,999.

Who it suits

The same buyer as the Carson — one floor, four bedrooms, three full baths — who has walked both and prefers this layout or this elevation. That is a legitimate reason to choose it. A spreadsheet does not overrule a floor plan somebody actually likes.

The trade-off

On published specification, nothing explains the premium. Whatever justifies $15,000 for 49 fewer square feet lives in the layout, the elevations, or included features Lennar does not itemise in its plan comparison. It may be entirely reasonable. It is also exactly the kind of thing to have explained in writing, feature by feature, before signing.

One caution specific to this plan: a third-party new-home listing site publishes two Bartik prices about $100,000 apart. That gap looks like a leading-digit transcription error rather than a real range, so we are not repeating either number. Treat Lennar’s own $335,999 as the figure and confirm it at the sales centre on the day.

Where it sits on the price ladder

Below it, the Carson gives 49 more square feet for $15,000 less. Above it, the Goodall gives 314 more square feet for $14,000 more, on one floor with three full baths, but drops to three bedrooms. The Bartik is the rung that has to justify itself hardest.

How much is the Lennar Bartik at Turnleaf?

Lennar displayed the Bartik from $335,999 on 14 August 2026. A third-party listing site shows two Bartik prices roughly $100,000 apart, which we believe is a transcription error, so we publish Lennar’s figure only and recommend confirming it directly.

Why does the Bartik cost more than the larger Carson?

We do not know, and that is the honest answer. Both are single-storey four-bed, three-bath plans with a two-car garage; the Bartik is 49 square feet smaller and $15,000 more as displayed on 14 August 2026. Lennar publishes no feature-level comparison of the two, so the explanation has to come from the sales team.

Are the amenities open at Turnleaf?

No. The amenity centre is under construction and no opening date has been announced by the developer or in any local press we could find, checked to August 2026. Lennar calls its current prices here “pre-amenity pricing” — the builder’s phrase. The trade-off inside it is that a buyer pays now for a facility with no published completion date.
