How the Americana Collection Is Shaped

Two plans are single storey and four are two storey. Every one has a two-car garage. Bedroom count climbs faster than floor area does, which is exactly why the price per square foot falls as you move up the collection — the Abbey at about $184 a foot, the Jefferson at about $124. Rooms cost less than area. The Americana collection is built on that principle, and it is what makes a six-bedroom home possible at $305,999.

Bathrooms and Single-Storey Living in the Americana Collection

Bathroom count and bedroom count move at different speeds. The Columbus, Edison and Georgia each have two and a half bathrooms — two full baths and a powder room. On the Georgia that is two full baths serving five bedrooms in a home just under $300,000. The Jefferson is the plan in the collection with three full baths. Bath count is one of the first things buyers look for, so we talk it through with you at the shortlist stage.

Single-storey living in this collection runs to $238,999. The Abbey and the Belmont are the two one-floor plans. Above the Belmont, the next single-storey home Lennar publishes at Turnleaf is the Executive collection Carson at $320,999 — an $82,000 step. If a single floor is a requirement, we shortlist the Abbey, the Belmont and the three Executive one-floor plans for you from the start.

Who the Americana Collection Suits

Buyers optimising for space and bedroom count per dollar, families who need four to six bedrooms without crossing $310,000, first-time buyers, and downsizers who want the two single-storey plans. It suits anyone who likes the trade that produces the low price: more rooms, well-planned room sizes, and a practical bathroom count.

If a large owner’s suite and generous secondary rooms are the priority, the Executive collection and, in particular, the Goodall are built the opposite way round — and we will walk both with you.

Americana Collection Compared With the Executive Collection

The comparison is simpler than people expect. The two collections do not overlap on price: Americana ends at $305,999 and Executive starts at $320,999. Both are detached single-family. Every plan in both has a two-car garage.

The interesting part is the step-up. The Georgia gives 2,326 square feet for $298,999 while the Executive Carson gives 1,933 for $320,999 on one floor. What the Executive premium buys is the included-feature specification, which Lennar details collection by collection, and we go through it with you so you can judge the step-up on the features that matter to you.
