A tour of Turnleaf with us is a working visit, not a showing. Seven decorated Lennar models opened here on 9 March 2026, and walking them is the fastest way to eliminate the plans that look fine as a PDF and do not work as a house. We meet you at Lennar’s Turnleaf sales centre, 13377 Turnleaf Boulevard, and go through the plan list, the lot map, the assessment position for the specific homesites you like, and the things this website cannot tell you at community level.

Two hours is normal. Bring the questions you have been asking search engines.

What the visit covers

The models, in the right order

Thirteen Lennar plans are published for Turnleaf, from the 1,263 sq ft Abbey at $231,999 to the 2,529 sq ft Amalfi at $413,999 as displayed on 14 August 2026. We walk the ones that fit your brief and say out loud why we are walking past the others.

The lot, not just the house

Orientation, what is planned behind you, drainage, setback, the difference between a preserve lot and a lot facing an unbuilt phase. Lot premiums are where a base price stops being a base price.

The numbers for that homesite

Coral Creek CDD debt service runs $799.87 to $2,399.61 per unit per year depending on product and lot. HOA figures are published between $88 and $292 a month. We ask for the specific figures in writing rather than repeating a range at you.

Inventory versus plan

Lennar advertises ten available homes at Turnleaf while eighteen distinct move-in-ready addresses appear across its own listings. We establish what is genuinely available, what is stale data and what is a future release.

The construction reality

Where the active phases are, what will be built next to you and for how long, and what a 1,735-homesite build-out means for the street you are considering over the next several years.

What happens after the visit

Contract sequence, deposit structure, the builder’s addendum, third-party inspection points and the walk-through schedule. Nothing is signed at a first visit.

What you will not see

There is nothing to tour at the amenity site. The amenity centre is under construction and no opening date, quarter or milestone has been announced by GreenPointe or Lennar as of 14 August 2026. What exists on the ground is a construction area; what exists in the sales centre is a board of renderings. If a sales presentation shows you a pool deck full of people, that is an illustration, and you should ask when the real one opens and then ask for the answer in writing.

You also will not see a gate, because there will not be one. The developer’s statement is that Turnleaf “will not have restricted access,” whatever the aggregator listings say.

Bring your questions about the things nobody has published. Leasing restrictions, pet limits, whether a private pool is permitted and the FY2026 CDD total are all unanswered in public records. A sales centre visit is a good moment to ask for those documents, and the request lands better in person than by phone.

Before you go — the registration point

Builders operate registration procedures at their sales centres, and Lennar is no exception. The general rule at most builders is that the representative who accompanies you on your first visit, or who registers you in advance of it, is the one recognised for that transaction. Sign in alone on your first visit and your options narrow, permanently, for that community.

This is not a technicality invented by agents. It is the builder’s own procedure, it is applied consistently, and buyers discover it after the fact more often than any other rule in new construction.
