What the Lennar Floor Plan Table Shows
1. Price per Square Foot Falls as the Plans Grow
The Abbey works out at about $184 a square foot; the Jefferson, $74,000 more in total, at about $124. A kitchen, two bathrooms, a two-car garage, a slab and a roof cost roughly the same whether 1,263 square feet is wrapped around them or 2,463, so the entry-level plan in any community carries the highest rate for space, and each rung up buys space at a lower rate.
2. Price Reflects More Than Size
Two plans are priced above a larger plan directly below them, which tells you layout and included features are part of the price.
- Bartik and Carson. Same collection, same four bedrooms, same three full baths, same two-car garage, both single storey. The Bartik is 49 square feet smaller and $15,000 more than the Carson, with its own layout and elevations.
- Amalfi and Teller. The Amalfi is $14,000 more than the Teller and 390 square feet smaller, with two fewer bedrooms and one fewer full bathroom — a different room arrangement rather than a bigger house.
Layout, elevation and included features all shape a base price, and we go through the feature-by-feature detail for the plans on your shortlist with you.
3. Single-Storey Plans Sit at Two Points on the Ladder
Five of the 13 plans are single storey: the Abbey, the Belmont, the Carson, the Bartik and the Goodall. The Belmont tops the entry end at $238,999, and the next one-floor plan is the Carson at $320,999. Everything between those two is two storeys. That is the first thing a single-level buyer should know, and it makes the shortlist simple: two rungs under $240,000, three above $320,000.
4. Bathroom Count Is a Separate Choice From Price
The Carson at $320,999 has three full bathrooms. The Hubble at $369,999 and the Segan at $389,999 have two full and a powder room. Bath count is one of the first things buyers look for, so choose it deliberately for daily living and resale alike.
5. The Cost of Each Step up the Ladder
The most useful way to read a price list is not the prices but the gaps between them. Some steps on this ladder buy far more space than others, and knowing which ones can save real money.
| Step up the ladder | Extra cost | Extra sq ft | Cost per added sq ft |
|---|---|---|---|
| Abbey → Belmont | +$7,000 | +166 | $42 |
| Belmont → Columbus | +$30,000 | +445 | $67 |
| Columbus → Edison | +$20,000 | +238 | $84 |
| Edison → Georgia | +$10,000 | +214 | $47 |
| Georgia → Jefferson | +$7,000 | +137 | $51 |
| Jefferson → Carson | +$15,000 | -530 | — |
| Carson → Bartik | +$15,000 | -49 | — |
| Bartik → Goodall | +$14,000 | +314 | $45 |
| Goodall → Hubble | +$20,000 | +172 | $116 |
| Hubble → Segan | +$20,000 | +150 | $133 |
| Segan → Teller | +$10,000 | +399 | $25 |
| Teller → Amalfi | +$14,000 | -390 | — |
The Segan to Teller step is the standout: $10,000 buys 399 square feet, two more bedrooms and two more full bathrooms, at about $25 per added square foot. Immediately below it, Hubble to Segan costs about $133 per added foot. Anyone shortlisting the Segan should walk the Teller on the same visit, and we arrange that.
6. Every One of the 13 Has a Two-Car Garage
All 13 Americana and Executive plans have a two-car garage. That is worth planning around on the six-bedroom plans — the Jefferson and the Teller — where a household may run three or four vehicles. Turnleaf’s community guidelines keep boats and RVs off the streets, which keeps the neighbourhood tidy, and we go through driveway capacity and the parking guidelines for your homesite with you. Three-car garages are on the Manor collection.
7. The Two Collections Sit in Distinct Price Bands
Americana runs $231,999 to $305,999 and Executive runs $320,999 to $413,999, with a clean $15,000 gap between the Jefferson and the Carson. That $15,000 step moves you from the six-bedroom Jefferson to the single-storey Carson and into the Executive included-feature specification, and we go through the feature list for both collections with you line by line.
