Turnleaf community rules in Punta Gorda, Florida come from a homeowners association managed by FirstService Residential and from the recorded covenants for each phase. The developer has published the headline homeowner guidelines: registered low speed vehicles are welcome on the internal roadways, standard golf carts are not, boat and RV storage is off-site, and the Turnleaf amenities are reserved for residents.
This page sets out the published guidelines and answers the questions buyers ask most about vehicles, pets, leasing, pools and exterior changes. We obtain the recorded covenants for any homesite you are considering, so you know exactly how the community works before you buy. Call or text (239) 208-0906 to tour Turnleaf with us.

Golf Carts and Low Speed Vehicles at Turnleaf
In Florida a low speed vehicle is a distinct legal classification: a titled, registered and insured vehicle with a VIN, lights, mirrors and seat belts. A standard golf cart is not, and a community has to be specifically registered as a golf cart community for carts to run on its roads. Turnleaf is not.
- A properly registered, licensed and equipped LSV is permitted on Turnleaf’s internal roadways.
- A standard golf cart is not permitted on the roadways.
- Sidewalks and multi-use paths are for walking and cycling.
- Off the community’s roads, Florida road rules and posted speed limits apply, and we can tell you where an LSV may travel.
If a cart is part of the picture you have in mind for Southwest Florida, an LSV gives you the same convenience inside Turnleaf, and we can point you to local dealers.
Boat and RV Storage at Turnleaf
Boat and RV storage is off-site, per the developer’s community guidance. Boat ownership is common in coastal Charlotte County, with Punta Gorda’s harbour about 16 minutes away, and we help you find storage nearby. Driveway and side-yard parking provisions are set out in the recorded covenants, which we obtain for your homesite.

Age Restrictions at Turnleaf
The main Turnleaf community is not age-restricted—the playground and the school zoning reflect that. Separately, GreenPointe’s corporate materials describe a planned age-restricted active-adult neighbourhood within Turnleaf with its own private amenities. If a 55-plus setting is what you are looking for, ask us and we will find out where that neighbourhood stands.

How We Obtain the Turnleaf Rules for Your Homesite
- We obtain the recorded Declaration of Covenants, Conditions and Restrictions for the phase your homesite is in, plus the articles, bylaws, rules and architectural guidelines, from the Charlotte County Clerk of the Circuit Court’s official records.
- We read them with you during the contract stage, alongside your closing attorney, once the association documents are delivered.
Pets, leasing, pools, fences and parking—whichever of these matter to you, you will have the recorded terms before you buy.
