Lennar is the highest-volume builder at Turnleaf and the cheapest way into the community. It publishes 13 floor plans here, from $231,999 to $413,999, split across two actively marketed series plus a third whose status Lennar’s own pages contradict. The sales centre is at 13377 Turnleaf Boulevard, Punta Gorda.
All three series are detached single-family homes. Not villas, not patio homes, not townhomes. Lennar describes its Turnleaf product as single-family homes, listing data records these addresses as Single Family Residence, and no source we could find describes any Turnleaf series as attached product. The description appears often enough second-hand that it is worth correcting directly.

The three series
Americana series
The entry series and the cheapest space per square foot in the community. Three to six bedrooms. Two plans on one floor, four on two.
Executive series
More single-storey options and more full bathrooms, at a premium Lennar does not itemise. It also contains the two strangest prices on the list.
Manor Homes
Lennar’s community page, its own plan page and its move-in-ready listings do not agree on whether this series is available. We set out the conflict rather than resolving it for them.

Four things Lennar publishes that do not add up
These are not gotchas. They are the specific questions to put to the sales team, and the reason to get the answers in writing.

All retrieved 14 August 2026. We have also seen two Lennar plans carry roughly $100,000 price discrepancies on a third-party new-home listing site. Those look like transcription errors rather than real ranges, so we do not republish them.
“Pre-amenity pricing”
Lennar describes its current prices at Turnleaf as “pre-amenity pricing.” That is the builder’s phrase, not ours, and the honest version of it has two halves.
The amenity centre is under construction and no opening date, quarter or milestone has been announced — not by the developer, not in GreenPointe’s news archive checked through August 2026, and not in any local press we could find. A buyer today pays now and waits, with no published completion date to wait toward. At the same time, the Coral Creek CDD operations and maintenance assessment was reported as not applicable for FY2025 because the developer was still funding district operations. When that cost begins being levied per home, the CDD bill rises. Today’s carrying cost is the floor, not the ceiling.
What sits on top of the purchase price
Turnleaf is in unincorporated Charlotte County, so the City of Punta Gorda’s 3.8686 mills does not apply — a genuine saving. What does apply is a total county millage of 15.0855 for this tax district, a separate non-ad-valorem Coral Creek CDD line on the same bill, and HOA dues published five different ways between $88 and $292 a month.

How much does a Lennar home at Turnleaf cost?
Lennar displayed base prices from $231,999 for the Abbey to $413,999 for the Amalfi across 13 plans on 14 August 2026. Those are base plan prices and exclude the homesite premium, options and closing costs. Lennar’s community page also displays a range topping out at $529,999, which we could not match to any published plan.
How many Lennar floor plans are there at Turnleaf?
Thirteen are published with full specifications and prices as of 14 August 2026 — six Americana and seven Executive. Lennar also has pages for Trevi II, Monte Carlo II, Sorrento and Tivoli, none of which appears consistently across its own community list, so we have not counted them in the 13.
Are Lennar’s Americana homes at Turnleaf villas or patio homes?
No. All three Lennar series at Turnleaf are detached single-family homes. Lennar describes its Turnleaf product as single-family, and listing data records these addresses as Single Family Residence. The single-level, low-maintenance wording used in some plan descriptions is the likely source of the patio-home impression, but no source supports it.
Which Lennar plan is the best value at Turnleaf?
On price per square foot alone, the Jefferson at about $124 a foot and the Georgia at about $129, both Americana. On bedrooms per dollar, the Jefferson again — six bedrooms and three full baths for $305,999. Value per foot is not the same as suitability, and Lennar publishes no feature-by-feature comparison between the series, so ask for that in writing before deciding.
Are the Turnleaf amenities open?
No. The amenity centre is under construction and no opening date has been announced by the developer or reported anywhere we could find, checked to August 2026. Amenity access is also reserved for residents within the Coral Creek CDD.
Is Turnleaf gated?
No. The developer’s own statement is that Turnleaf will not have restricted access. Some aggregator listings still show a gated access feature, and they are wrong. The full answer is here.
