Who it suits
Buyers who will not climb stairs and will not give up a fourth bedroom, and households that host regularly — three full baths is the practical difference between a guest room and a guest suite. It clears most Southwest Florida resale filters at once: one floor, four bedrooms, three baths.
The trade-off
The Carson costs $15,000 more than the Jefferson and is 530 square feet smaller with two fewer bedrooms. Per square foot that is about $166 against the Jefferson’s $124. What the money buys is one floor plus whatever the Executive specification includes — and Lennar publishes no feature-by-feature comparison of the two series. Ask for it in writing and price the differences.
Second, three full bathrooms inside 1,933 square feet is not free. Bathrooms, plumbing walls and the circulation serving them come out of the same footprint, so living areas and secondary bedrooms are smaller than the headline number implies.
Where it sits on the price ladder
The odd rung is immediately above. The Bartik at $335,999 has the same four bedrooms, three baths, two-car garage and single storey — and is 49 square feet smaller. On published specification nothing explains the $15,000 difference, which makes it a direct question for the sales centre.
What to ask before signing
- What the Executive series includes that the Americana series does not, itemised and priced.
- What differs between the Carson and the Bartik, given the Bartik costs $15,000 more for 49 fewer square feet.
- Whether the third bathroom is en suite to a secondary bedroom or a hall bath, because that decides whether it is a guest suite.
- The Coral Creek CDD debt service on the specific homesite — $799.87 to $2,399.61 per unit a year, varying by lot.
- The HOA fee in writing. Published Turnleaf figures run $88 to $292 a month, and the developer says to verify with the sales team.
