About $129 a square foot makes the Georgia the second-best value per foot on Lennar’s Turnleaf list — provided the bathroom count does not become the thing you regret.

The Georgia is 2,326 square feet, five bedrooms, two and a half bathrooms and a two-car garage across two floors, displayed by Lennar from $298,999. At about $129 a square foot it is the second-cheapest space on the 13-plan list, behind only the Jefferson.

It also undercuts the Executive series on paper. The Georgia gives 2,326 square feet for $298,999; the Executive series Carson gives 1,933 for $320,999 — 393 more square feet for $22,000 less.

Who it suits

A buyer optimising usable space per dollar who is comfortable on two floors: large families, households running an office and a guest room, and anyone who has priced the Executive plans and wants to understand what the difference is actually made of.

The trade-off

Two full bathrooms in a five-bedroom home approaching $300,000 is the specification most likely to cost you later. Bath count is a hard filter on every listing portal, and a five-bed, two-and-a-half-bath house competes at resale against four-bed, three-bath houses that read better on paper. Live with it happily if the household is small enough — but do not assume the next buyer will.

Second, on the price comparison itself: the Georgia is cheaper per foot than every Executive plan, yet Lennar does not publish a feature-by-feature comparison of the two series. Cheaper per square foot is therefore not automatically better value. The only way to know is to ask for the differences in writing and price the ones that matter.

Where it sits on the price ladder

The Jefferson is $7,000 more for 137 more square feet, a sixth bedroom and a third full bathroom — on published specification, the strongest step on the Americana ladder. The Edison is $10,000 less for 214 fewer feet at the same bed and bath count.

What is the difference between Lennar’s Americana and Executive series at Turnleaf?

On published data, price positioning and plan mix: Americana runs $231,999 to $305,999, Executive $320,999 to $413,999, with no overlap. Both are detached single-family and every plan in both has a two-car garage. Lennar publishes no feature-by-feature comparison, so the specification difference has to be obtained from the sales team.

Are the amenities open at Turnleaf?

No. The amenity centre is under construction and no opening date has been announced by the developer or in any local press we could find, checked to August 2026. Lennar calls its current prices here “pre-amenity pricing” — the builder’s phrase. The trade-off inside it is that a buyer pays now for a facility with no published completion date.
