The Teller is 2,919 square feet, six bedrooms, four full bathrooms and a two-car garage across two floors, displayed by Lennar from $399,999. It is the largest and most heavily specified of the 13 plans published at Turnleaf.

At about $137 a square foot it is also the cheapest space in the Executive series — and $14,000 less than the Amalfi, which is 390 square feet smaller.

Who it suits

Genuinely large or multi-generational households. Six bedrooms with four full bathrooms is a ratio that works in practice rather than only on a spec sheet, and a downstairs guest bedroom with its own bath is a different proposition from a sofa bed when family visit from out of state for weeks at a time.

The trade-off

A six-bedroom house with a two-car garage. Every one of the 13 Lennar plans here publishes a two-car garage, and on the Teller the constraint bites hardest: a household filling six bedrooms is likely to run three or four vehicles. Turnleaf permits no boat or RV storage within the community under the HOA guidelines, and it is not gated, so driveway and on-street parking rules are worth reading in the recorded covenants before contract.

Second, running cost. Nearly 2,900 square feet of conditioned space in Southwest Florida is the biggest cooling and insurance load on this list, while the fixed lines — Coral Creek CDD debt service of $799.87 to $2,399.61 a year and a flat monthly HOA fee — do not shrink for anyone.

Where it sits on the price ladder

The Segan is $10,000 less for 399 fewer square feet, two fewer bedrooms and two fewer full baths — the weakest-looking step downward on the list. The Amalfi is $14,000 more for 390 fewer square feet, two fewer bedrooms and one fewer full bath.

Are the amenities open at Turnleaf?

No. The amenity centre is under construction and no opening date has been announced by the developer or in any local press we could find, checked to August 2026. Lennar calls its current prices here “pre-amenity pricing” — the builder’s phrase. The trade-off inside it is that a buyer pays now for a facility with no published completion date.
