Lennar Manor Homes at Turnleaf: Nobody Can Tell You the Status

Lennar’s community page, its own Sorrento plan page and its move-in-ready listings say three different things about this series — so we set out the conflict instead of picking the convenient answer.

Manor Homes is Lennar’s largest product at Turnleaf — the only series where we have seen a three-car garage and the only plan above 3,000 square feet. It is also the one part of Lennar’s Turnleaf material that cannot be reported straight, because Lennar’s own pages contradict each other.

We are not going to resolve that for them by guessing. Here is exactly what each source says, and what we will and will not state as a result.

All four checked 14 August 2026. Sold out, future release and actively listed are three mutually exclusive states, and three of these four sources are Lennar’s own. This is not a case of a portal getting something wrong.

What we will not say

We will not tell you Manor Homes is sold out. Lennar’s own plan page and its own move-in-ready listing both contradict that.

We will not tell you it is available either. One published move-in-ready home and one portal price are not the same as an open, released series with homesites to choose from.

The honest position is that the status is unresolved in every published source we can reach, and that it is a question for the sales centre on a specific day — because the answer may well be different next month.

Retrieved 14 August 2026. The Tivoli price comes from a single portal and we have not been able to corroborate it against Lennar’s own published material, so treat it as an indication rather than a builder price. Every other figure in this table comes from Lennar plan material.

Two things about these plans are worth stating plainly. They are detached single-family homes — listing data records Manor addresses as Single Family Residence, exactly as it does for the other two series. And they are the only Lennar plans at Turnleaf we have seen with a three-car garage. Every one of the 13 published Americana and Executive plans has a two-car garage, so if garage space is the requirement, this is the series that answers it and the reason its status matters.

Why this happens, and why it matters to a buyer

Series get paused, re-phased and re-released as a community builds out, and a large builder’s website is a lot of pages to keep synchronised. None of this is sinister. But it has a practical consequence: a buyer researching Manor Homes online will reach a confident wrong answer whichever page they happen to land on first, and a buyer who wants a three-car garage may rule Turnleaf out entirely on the strength of a sold-out label that Lennar’s own plan page contradicts.

That is the kind of thing worth a phone call rather than an afternoon of reading.

We cannot confirm that they are. Lennar’s community page indicates sold out, but Lennar’s own Sorrento plan page describes the plan as a future release, Lennar publishes a completed Sorrento at 26602 Jasper Way, and a Tivoli appears on Zillow at $417,999. All checked 14 August 2026. The status needs confirming with the sales centre on the day.

What is the largest Lennar home at Turnleaf?

The Manor series Sorrento at 3,283 square feet, five bedrooms and four and a half bathrooms with a three-car garage — subject to the availability question above. Of the 13 plans with confirmed prices, the largest is the Executive series Teller at 2,919 square feet from $399,999.

Which Lennar homes at Turnleaf have a three-car garage?

Only the Manor series plans, on the material we have seen. All 13 published Americana and Executive plans show a two-car garage. Turnleaf also permits no boat or RV storage within the community under the HOA guidelines, which makes garage capacity a more significant question here than it is in some communities.

How much is the Lennar Tivoli at Turnleaf?

A price of $417,999 appears on Zillow, retrieved 14 August 2026. We could not corroborate it against Lennar’s own published material, so we present it as a single-source figure rather than a builder price. Lennar publishes no verified base price for the Sorrento that we could find.

Are Manor Homes villas or attached homes?
